1. What should I consider when looking at a property to develop in Ocean Shores?
Consider the location. Some lots have wetlands on them, which may require wetland mitigation and special permitting.
Is the property mostly level? Adding a lot of fill can be costly and may affect permitting for clearing.
Does the property have any utilities? The city permit office or Backhoe Northwest can verify if there are utilities installed on the lot and give you the cost of the permit prices.
2. I have a lot I want to be developed. Now what?
Call Backhoe Northwest and be ready to answer the following
questions.
1. How much of the lot do you want cleared? Should we leave any vegetation and/or trees?
2. Will you be getting the permits (clearing, ROW, utilities) or would you like BNW to get those for you?
3.What material should we use to cover exposed sand?
(mulch, gravel)
4. Do you want to have utilities installed?
If an RV lot, where do you want the utilities?
5. Will you be building a house? Where will the foundation be and how big?
Backhoe Northwest will email you a free estimate for the work you would like done.
If you approve of the estimate, the next step is to pay a 50% down deposit. At that point, we will put your job on our schedule.
3. UTILITIES INSTALLATION
Water and Sewer
Contact the permitting office in Ocean Shores or ask BNW to inquire about the water and sewer permit prices for your property. Currently, most sewer permits are $1010 and water is $2409 or $2679. However, these prices may vary with special circumstances. Backhoe Northwest can apply for the city water and sewer permits. Please provide us with a check for the permits payable to the City of Ocean Shores. BNW will trench and hook up water and sewer. We will also contact the city for inspections.
Power
1. Contact Grays Harbor PUD to apply for electric service. Pay all fees.

2. Contact a licensed electrician to install the meter base (if RV site). If you are building a home, your builder can tell you if they have contracted an electrician. BNW can provide you with a list of local resources. Let BNW know who your electrician is so we can coordinate our work schedules.
3. BNW will contact the Grays Harbor PUD to coordinate schedules.
